The 2009 Area Median Incomes (AMIs) that were provided to Fannie Mae by the Federal Housing Finance Agency (FHFA) are available to determine eligibility for Fannie Mae's MyCommunityMortgage® (MCM®) product. The 2010 HUD AMIs will be available on this page no later than August 23, 2010. Until then, lenders underwriting MCM loans manually should use the 2009 AMIs. The 2009 AMIs will be valid until the 2010 AMIs are issued next year (usually mid-year). Please note that Fannie Mae must use the AMIs provided by FHFA to determine Fannie Mae's performance on its 2009 regulatory housing goals. For determining Fannie Mae loan eligibility, lenders should refer to these AMIs and may not rely on other published versions (such as AMIs posted on huduser.org).
